Evaluate the condition, adequacy, and performance of load-bearing components together with their associated waterproofing system. "Load-Bearing" components are those components that extend beyond the exterior walls of the building to deliver structural loads from the exterior elevated element to the building.
Evaluate the condition, adequacy and performance of the various items that comprise elevated walkways, decks, balconies, landings, stairways, and railings with a focus on structural integrity, flashing and waterproofing. An exterior elevated means the following types of structures, including their supports and railings: balconies, decks, porches, stairways, walkways and entry structures that extend beyond the exterior walls of the building and which have a walking surface that is elevated more than six feet above ground level, are designed for human occupancy or use, and rly in whole or in substantial part on wood or wood-base products for structural support or stability of the exterior elevated element.
Issue a report with findings along with photos sufficient to document the conditions of the building elements as a baseline for future inspections and to create a historical record.
Senate Bill 607 signed into law in Sept. 2022 allows contractor to both inspect and repair EEEs at multi-family residential apartment buildings.
